Office Building, Palo Alto, California
The client was a Los Angeles based private equity lender who intended to make a loan to a residential apartment developer acquiring a multi-tenant office building fronting El Camino Real.  The loan was to facilitate the developer’s efforts to gain entitlements to re-develop the property into 250 units of residential apartments.  Although a full underwriting of the office building was conducted, a significant amount of time was devoted to developing development projection models quantifying potential land values under a re-development scenario.
Hotel Theodore, Seattle, Washington
The client was a Los Angeles based private equity lender very experienced with hotel operations and lending.  The consulting effort focused on a granular review and analysis of the property appraisal and other third party reports, along with a detailed review of past operating performance and trends.  Questions for clarification were posed to the borrower and incorporated into a thorough narrative review of the collateral and the structure of the loan.
